To build new residential or commercial properties, available building land is needed. However, there is currently a shortage of this land. In addition, the costs for the limited amount of available building land have increased. The average cost of building-ready land rose to €199 per square meter in 2020. This makes building land prices higher than ever before in Germany.

Anyone looking for a building plot now will have to dig even deeper into their pockets than in recent years, according to the Federal Statistical Office. Prices are at a record high. Compared to 2015, the price per square meter for building land has risen by approximately half across Germany.

Hamburg stands out in particular regarding the rise in building land costs. Prices there have practically exploded in recent years. While buyers paid an average of €489 per square meter for building-ready land in 2015, five years later they had to pay an average of €1,128,000. The prices for available building plots in Hamburg have thus increased by more than 120 percent.

In contrast, the costs in the state of Saxony-Anhalt have risen imperceptibly from €24 per square meter of building land to €46. According to the Federal Statistical Office, Saxony-Anhalt thus has the most affordable building plots in Germany.
