Where and how can I best advertise my property?

If you want to sell your property, the question quickly arises: how best to reach potential buyers? Does anyone even read newspaper ads anymore, or is it enough to advertise the property online? This depends on your target audience, which you should also define clearly before selling. Who do you want to reach with your offer? Who do you want to buy your property?

The advantages of online portals are obvious: listings are quick to post and, thanks to their wider reach, attract many potential buyers. Once the property is sold, the ad can be deactivated just as quickly as it was posted. You also have a link that you can share via other channels such as social media. However, you should be aware that you're revealing some personal information. This can be awkward, for example, in a forced sale. So, is an ad in the real estate section of a newspaper a better option?

Newspaper advertisements – old-fashioned and no longer up-to-date?

When placing an advertisement in your weekly newspaper, the target audience mentioned earlier is crucial. Advertising in newspapers is particularly worthwhile if you live in a rural area or are targeting an older demographic of buyers. You should also consider smaller local newspapers that have a classifieds section. However, regardless of the medium you ultimately choose, your advertisement should be written in a way that best showcases the advantages of your property.

How to address the target audience correctly

Put yourself in your target audience's shoes: what's important to them? What information do they need to get a good picture of the property? Speaking of pictures: an online listing without photos is usually clicked away immediately. Furthermore, the photos should be appealing and showcase your property in the best possible light. You should also include a floor plan: a potential buyer doesn't just want a visual impression of the apartment or house, but also an idea of how the rooms are laid out. The description should contain as many details as possible. The more information you provide, the higher the chance that prospective buyers will feel addressed. In addition to the price and size, describe the features, the location, and the surrounding infrastructure.

Do it yourself or hire a real estate agent?

If you decide to use a real estate agent from the outset, who will handle the advertising for you among many other important tasks, you can ensure that your property sells quickly and for a good price. A professional agent knows exactly what to present to whom and how, so they can precisely target the potential buyers who are interested in your property. Benefit from their experience!
