Where and how should I advertise my property?

If you want to sell your property, the first question that arises is how to let potential buyers know that your property is now for sale. In any case, a professional property listing requires a lot of work, but on the other hand, it has the advantage of saving you a great deal of time and allowing you to act most effectively when selling your property.    

Online portals where property sellers can list their properties cost-effectively are now plentiful and preferred by most advertisers over traditional newspaper ads. The advantages of online portals are obvious: costs can be kept lower and the listing duration is significantly longer. Sellers can also share links to their listings on social media, reaching even more potential buyers. However, there are many factors to consider when publishing a successful online listing.

Reaching the right target group

First, consider which target group you want to reach with your advertisement. Who are the people who might be interested in your property? Are they perhaps young families or well-off singles? Write your advertisement in a style that appeals to your target group and highlight the features of your property that might make it attractive to a specific group.

Information about your property

Under no circumstances should you neglect key details such as price, location, size, and number of rooms. The more detailed your property description, the higher the likelihood that a potential buyer will actually feel drawn to it. Information about the features—such as the fitted kitchen, bathroom, and flooring—must also be included. An advertisement without photos is usually worthless. Few prospective buyers will pay attention to a property that can't be showcased with pictures. The same applies to the floor plan. As a potential buyer, it's particularly important to get a sense of the layout of the living space beforehand. You should also provide information about energy efficiency and highlight the property's surroundings. Is the property well-connected to doctors' offices, schools, and public transportation, or is it located near green spaces? These are all important details that play a crucial role for potential buyers. A successful property listing is, after all, the calling card of your property.

Should I advertise myself or hire a real estate agent?

The decision of whether to list your property yourself or hire a professional real estate agent to handle the listing and sale is a personal one. The question shouldn't be whether you can sell your property independently, but rather how to sell it for the highest possible price. An expert can support you in many ways, leveraging their experience and presence to boost the sale. They only receive a fee upon successful completion of the sale, which is another compelling reason to entrust the listing and sale to a professional.
