Selling a property involves the time-consuming and logistically demanding process of viewing the home. This phase of the sales process, in particular, requires tact and careful planning. Ultimately, selecting the right buyer is crucial for a successful transfer of ownership.

Before viewings of the property can begin, all prospective buyers must be pre-screened and eliminated according to specific criteria. Owners can define these criteria individually. However, the most important criterion should be the potential buyer's solvency.

Another important point for a successful and efficient sale is to avoid unnecessary viewings that waste extra time. Therefore, it's advisable to check whether the supposed prospective buyer is actually just a "viewing tourist." If sellers are ready to start showing the property, it's wise not to show too many people at once. Viewing appointments must therefore be well-organized.

Furthermore, some prospective buyers ask very detailed questions about the property, which ideally should be answered confidently. And here's another point to consider: Often, prospective buyers look for flaws during the viewing in order to lower the asking price during negotiations. Owners conducting the viewings should not let this unsettle them.
