Finding the right house or apartment isn't easy when real estate portals offer few listings or only "unattractive" ones. Many sales take place off the books. But how can prospective buyers find these "invisible" properties outside the official real estate market?

Hidden properties are those that aren't directly advertised. Such offers are usually shared with family members, friends, or neighbors before appearing on online portals. And even when owners work with a real estate agent , these properties aren't always visible in the professional's portfolio.

Prospective buyers can inquire in the neighborhood or look for "For Sale" signs on properties to see if any are being offered. In this case, the asking price can be negotiated directly with the seller. However, without a professional valuation, potential buyers won't know if the asking price is far too high. This is because owners often forgo a thorough property appraisal.

And if necessary renovation and refurbishment costs arise later, it can sometimes become expensive. Finding a hidden gem requires a fair amount of luck and a good eye. If it's also affordable and in good condition, then prospective buyers have struck gold.

Real estate listings from agents that are marketed discreetly do not appear on the website. After all, some sellers want to sell at a fair market price but don't want the neighbors to know about it. To find discreetly marketed or off-market properties, you can submit a search request for your desired property directly to your local agent. If a suitable property is among the (discreet) listings, interested parties will be contacted. Some agents offer the service of sending prospective buyers new listings before they are publicly advertised.

They have a better understanding of the regional market and can more easily uncover such properties. The agent can assess whether it's worthwhile to pay the asking price for the "hidden" property. Furthermore, a real estate professional can determine the true market value.
