Whether it's a loggia or a roof terrace – it's easier to dream under the open sky

A roof balcony or terrace, roof loggia, or roof access not only enhances the building but, above all, the leisure time of its residents. Open space with a view at a lofty height – it almost feels like flying. The simplest and most affordable solution is a roof access ; here, a skylight, when folded up, becomes a small platform with a side railing.

For those who want more than just a step outdoors, a roof balcony or loggia is an option. By installing sliding windows, the latter can even be transformed into a conservatory on cooler days. The disadvantage of a loggia that projects into the room on three sides – also known as a dormer window or negative dormer – is, of course, that it reduces the living space in the attic. A dormer window with a balcony creates additional space. However, due to the complex delivery and installation, this can be quite expensive. The greatest design flexibility and exclusivity are offered by a roof terrace built on a flat roof. With a pitched roof, a roof recess can create a level, open area.

Since a roof terrace drastically alters the appearance of a building, you will need a building permit . In almost all German states, consultation with an architect or civil engineer is mandatory . Likewise, proof from a structural engineer that your house can withstand the planned loads is required. This is particularly important if you are planning extensive roof greening or a roof lawn, as this, along with its substructure, increases the load on the roof by approximately 300 kilograms per square meter .

Furthermore, the energy saving regulations must be complied with through sufficient thermal insulation – and the distance to the neighboring property should be correct.

A very important point is the waterproofing of the floor , which also depends on whether you choose concrete slabs, tiles, wood, or artificial turf as the surface. To prevent rainwater from penetrating the building structure, the terrace floor should also have a slight slope. Be sure to include overflow drains to prevent the terrace from flooding if, for example, leaves clog the drains.
