Government subsidies for home buyers: Simplify your financing now

Rising interest rates and inflation have created uncertainty among prospective buyers. Demand for real estate remains subdued. Meanwhile, the government offers attractive subsidy programs. But what exactly are these programs? And how can you best utilize them to realize your dream of owning your own home?

Anyone wanting to buy a property right now has to factor in high financing costs. Interest rates for real estate sales are currently between 3.5 and 4.5 percent, a fact that often deters potential buyers. Many are unaware that the government offers substantial financial support for purchasing property.

To gain more clarity on this matter, it is advisable to first consult an independent financial expert. Promotion of existing properties: Modernization at affordable prices

Are you looking to modernize your property? The renovation of purchased properties is also supported by government subsidies. Reputable institutions such as the KfW Development Bank or the Federal Office for Economic Affairs and Export Control (BAFA) offer these subsidies. Buyers can choose between a low-interest loan or a grant. But that's not all – some federal states offer special state-level funding programs that can provide additional benefits.

Special support programs for families

Special funding programs are also available for families. For example, since June 1, 2023, KfW has offered the "Home Ownership for Families" funding program. This program aims to support families with an annual income of up to €60,000. For each additional child, the income limit can be increased by another €10,000. Homebuilders can receive a loan of up to €240,000 at a reduced interest rate of just 1.25 percent.

Climate-friendly construction

In general, KfW offers further funding programs for the "Climate-Friendly New Construction" program, specifically designed for construction projects meeting the KfW Efficiency House Standard 40. Homeowners can apply for a loan of up to €100,000 for these projects. This loan is granted at significantly lower interest rates than currently prevailing on the market. If the new building achieves sustainability certification, the loan amount can be increased to €150,000. Additional costs such as expert planning, construction supervision by an energy efficiency expert, and certification are also eligible for funding.
