Demand for condominiums remains exceptionally high, and developers can currently often pick and choose their buyers. Nevertheless, buyers shouldn't simply accept everything unconditionally, according to the Association of Private Builders (VPB).

Buyers must receive the contract 14 days before the signing date and should use this time to study it carefully and ideally have it reviewed by an expert.

This also applies to the payment schedule , because if construction stalls due to insolvency, the buyer cannot withdraw from the contract without risking their previously paid money, and the developer's bank can simply pay them the equivalent value of the unfinished building, regardless of how much they have actually paid. Therefore, progress payments should only be made in accordance with the actual construction progress.
Furthermore, buyers of newly built condominiums should plan for an eight-week buffer, as delays of this magnitude are, according to the VPB (Association of
Private Building Owners) Regular site inspections should also be scheduled for condominiums to ensure that construction is progressing according to plan, for example, that electrical outlets are being installed as requested and agreed upon, and much more. Hiring a building surveyor for this purpose provides peace of mind, as they not only detect defects more quickly but can also provide the developer with timely reports detailing what still needs to be rectified, thus helping to ensure that everything runs smoothly until the final handover of the condominium unit. If the defects noted up to that point have not been rectified by then, the VPB advises accepting the apartment only conditionally, so that the buyers can preserve their right to rectification.
