Real estate weather: Still changeable in the rental market – slight improvement for buyers

The rental market in Germany remains tight: housing is scarce, and prices are rising, especially in metropolitan areas. Despite lower purchase prices and stable interest rates, many people are hesitant to buy property. Although there is strong interest in homeownership, those looking to move again are opting for a rental solution.

 

 

 

Germany continues to suffer from a housing shortage, as the new construction target of 400,000 units per year has not been met – prices remain high, especially in cities.

The slowdown in construction activity is contributing to the continued shortage of available rental apartments in many cities. At the same time, rental prices present a mixed picture: Berlin even saw slight declines in the last quarter, while rents in Stuttgart rose significantly. Munich, meanwhile, remains the most expensive major city in Germany.

Even smaller cities are feeling the effects of rising rents – for example Trier, Fulda and even Görlitz with its traditionally affordable prices.

For many renters, monthly costs are high – in some cases, comparing them to monthly mortgage payments is worthwhile. Those with sufficient equity and financing options can benefit from the current market situation. Many sellers are willing to negotiate, making the switch from renting to owning attractive and enabling more affordable housing in the long run. So, looking into homeownership can be worthwhile again.
