Therefore, property sellers should first ask themselves a fundamental question: Do I want to, and can I, handle the sale of my property myself?

A reputable, qualified, professional full-time real estate agent – ​​let's assume this is the case – is guaranteed to have better sales prospects than you, dear private seller. Because they do it every day. How often have you sold a property yourself? Never? Then please don't start now. Leave it to a professional. They will take care of you and your property. Their services range from expert market valuation and professional property preparation to handling all necessary paperwork and well-thought-out marketing activities and strategies. Once the ideal buyer is found – which is, of course, verified by the agent's credit check – the final steps, such as the purchase agreement, payment, and handover, are completed. Speaking of steps: Be sure to check whether your chosen agent has fulfilled their requirements. This absolutely includes certified training. The minimum standard is real estate agent certification (IHK). "Less is more" definitely doesn't apply to training and professional development.

Time is money – and your money is well invested

Market valuation plays a crucial role in sales success. "Let's start with a high price; we can always lower it later." This is a common marketing mistake. It's how you create properties that are difficult to sell, let's call them "problem properties." An inflated price leads to excessively long marketing periods, and usually, after a very long time, a price is achieved that is far below what you could have obtained in the short term. But "could have" is irrelevant at that point. The property is, quite literally, dead; it has to go, time is of the essence, so we'll just settle for less than we originally wanted. The buyer is happy.

"Today someone thought they had Schönbrunn Palace for sale again." A good joke among real estate agents, which unfortunately isn't entirely unfounded. If you own a property and want to sell it – successfully and quickly – then start with a sound market valuation. A professional real estate agent will support you with this – as well as with everything else related to selling a property.

Payment only upon success – no ifs, ands, or buts

A good real estate agent earns their commission themselves, down to the last cent. And your agent only receives this commission if they successfully sell your property. If the sale isn't successful, you haven't sold your property, but you also don't pay any commission. The agent, on the other hand, invests time – in preparing documents and conducting viewings – as well as money – for example, in marketing. You only invest once the deal is finalized. Sounds convenient, and it is. In many other industries and companies, you pay regardless of success or satisfaction. This isn't the case with a real estate agent.
