Home staging helps you sell faster

Why are residential properties increasingly being professionally decorated before being offered for sale? Because it has been proven that attractively furnished houses sell faster and for better prices than empty ones.

Home staging involves deliberately showcasing individual rooms of an apartment or entire properties. Clean, light-filled, and tidy properties are intended to convince potential buyers of the property's value at first glance.

Accelerate the sale of your property in Germany with home staging

Normally, properties in Germany are sold unfurnished, with the previous occupant leaving the property "broom clean" and the real estate agent then beginning the search for a buyer. However, in recent years, real estate agents have increasingly relied on home staging to prepare properties for presentation purposes.

This serves to give potential buyers a positive impression of the property, so that it can be sold more quickly and at a higher price. Especially now, due to the market turnaround and the drop in property prices, this method is proving helpful in finding a buyer for real estate more quickly.

Why Home Staging Helps Potential Buyers

Most potential buyers actually lack imagination. Studies confirm this, showing that only about two out of ten people are able to imagine a room differently than how it is currently presented to them.

Prospective tenants often enter a vacant apartment that may appear quite run-down. The walls haven't been painted in years, and the ceiling is yellowed. The area where the kitchen used to be is particularly dirty.

This quickly deters potential buyers. Finding a home in such a place? Many prospective buyers find it difficult to imagine a neglected apartment as attractive, even if the location is ideal.

A plus for existing properties in need of renovation

Especially in small rooms, prospective buyers often have difficulty assessing whether their own furniture would fit or whether there's enough space for a sofa without it feeling cramped. This would certainly be different in a new luxury penthouse apartment.

In fact, home staging is primarily used for older apartments and houses, some of which are in dire need of renovation, to increase their sales potential. While home staging has been commonplace in the USA since the 1970s, it has also become increasingly popular in Germany in recent years.

Virtual home staging is becoming increasingly common. This eliminates the need to acquire and store physical furniture or accessories, which is a clear advantage. Potential buyers can virtually walk through the staged rooms online. Therefore, virtual room design is far more cost-effective than traditional staging.

If you want to present your property in the best possible light with home staging, it's best to contact a local real estate agent. They know how to optimally showcase your property and attract the right buyers with the perfect first impression. Home staging shortens the selling time of your property and leads to a 10-15 percent higher selling price.
