Sometimes it's like looking for a needle in a haystack – finding the right property can be very time-consuming and frustrating. And of course, it has to be affordable. When an ideal offer finally pops up on the popular search portals, you're immediately faced with countless competitors. A search alert can help.

 

 

Even though the supply of properties has increased and demand has simultaneously decreased, the latter still exceeds the actual supply. The search can quickly become disappointing: online listings are unsuitable or seem dubious, and when it comes to viewings, lengthy price negotiations are necessary. What about the search criteria?

Off-market: there's even more

A professional real estate agent has an extensive portfolio that goes beyond the publicly available listings on their website and the usual real estate portals. In addition to properties visible on the market, the agent also deals with properties in the so-called off-market sector. These off-market properties are not accessible to the general public and are discreetly brokered to select prospective buyers.

Strike before others can

By setting up a search request with a real estate agent, you have an advantage: you'll find out before other interested parties whether they have new properties that match your criteria. You can also view them before others. If it turns out to be your dream property, you can act immediately and submit a suitable offer to the seller.

Specify what you need and what you don't

To ensure the real estate agent can offer you the property that perfectly matches your requirements, they need detailed information about the criteria for your dream home. It's crucial to specify which features are essential, which would be desirable, and which criteria are absolutely unacceptable.

How much property would you like?

Your maximum purchase price is particularly important. Furthermore, you should either have a financing plan or, ideally, already be able to present a financing commitment from your bank, which you should send to the real estate agent along with your search request. This underscores your serious interest and clarifies your intention to buy.
