Showcasing small spaces to their best advantage

Many homeowners are unsure how to handle small, narrow, or awkwardly shaped rooms when planning to sell their property. These spaces often appear unflattering, especially in photos. Yet, these very rooms can possess a unique charm. But how do you convey that?

Before you photograph one of your small "problem rooms" for a real estate listing or show it to potential buyers, you can improve the overall impression with a few simple steps, so that the space doesn't feel cramped, but rather cozy, welcoming, and tidy. The following details, among others, can help achieve this:

Taking optimal photos

Optimal real estate photos can showcase the advantages of small rooms. Ideally, stand in the doorway of the room and try to photograph towards the diagonally opposite corner. You'll achieve a greater sense of depth if there are no objects or items in the foreground. When taking photos, the camera must be perfectly level. Avoid using extreme wide-angle lenses, which distort the room and make potential buyers skeptical. Your local, high-quality real estate agent is experienced in creating optimal real estate photos and will be happy to assist you.

Furniture paint

Another option is to make the furniture "disappear" in the room. If the furniture is the same color or tone as the wall it stands against, it appears less conspicuous because the eye perceives it as part of the wall. This creates a sense of calm, and calm conveys a more spacious feel.

Colors

The common belief is that light colors accentuate the advantages of small rooms. However, this isn't always the case. By using dark colors to create the right accents, you can give a room more "depth." Experts recommend avoiding strong contrasts, though. Different shades of the same color, on the other hand, create a vibrant design. Try placing the darker tones primarily in the lower part of the room. Conversely, if the floor is lighter than the walls, the walls will stand out more and visually shrink the room.
