It all depends on the target audience
Many property sellers dream of finding the ideal buyer for their property quickly and effortlessly. However, with the current high demand, they are receiving a flood of inquiries. Managing the numerous phone calls and overflowing email inboxes requires a great deal of time and patience. How can property sellers filter out the most suitable prospects right from the start?
Before listing your property on the relevant portals, consider who your potential buyers might be. Each target group has its own specific requirements. A large, two-story house with a garden and a charming spiral staircase might be suitable for a young family with two children and a dog, but it's probably less appealing to seniors. A two-room apartment in a trendy neighborhood seems ideal for singles, and if it's accessible, it could also be of interest to seniors. The surrounding area also plays a role. Are there shops, doctors, or daycare centers and schools nearby?
Ask yourself the following questions to narrow down your target audience:
- For which family status is the property suitable?
- For which age group is the property suitable?
- Does your target group have specific needs?
- Which income group can afford your property?
Once you've defined your target audience, consider how best to reach them. Generally, placing an ad on the major online portals is a good idea. For many, online portals are the best way to get an overview. However, newspaper ads are still a viable option.
80 percent of property buyers are neighbors
Considering that 80 percent of property buyers in Germany come from within a 15-minute radius, regional newspapers become an attractive option for real estate sales. Older generations may also prefer traditional media, although an increasing number of people in their 50s and 60s are also on Facebook.
Social media is especially popular with young families. However, you should keep in mind that you should only share the most important information there. Longer texts are rarely read. Also, one post is often not enough. Since users' message feeds are often too full, it can easily be overlooked. Therefore, you should publish further updates about your property at regular intervals.
How you describe and present your property also depends on your target audience. While a casual tone is suitable for young families, you might reach older generations better with more traditional phrasing. So, even your choice of words depends on who your target group is.
