Is a prefabricated house cheaper?
Imagine: A house that's erected in just a few months, made from precisely manufactured components that fit together like a puzzle. According to the Federal Statistical Office (Destatis), almost one in four newly built single-family homes in 2022 was a prefabricated house. However, this segment has also not been spared the price increases of recent years, which are caused by factors such as rising interest rates, a shortage of skilled workers, and other influences.
What are the costs involved in building a prefabricated house?
In the lower price segment, the cost of a prefabricated house in 2023 was around €2,000 per square meter. In the mid-price range, it was approximately €2,500, while higher-end finishes added another €500. As with so many construction projects, the price depends on the individual features, so costs can rise to as much as €4,500 to €6,000 per square meter. This figure, however, only covers the pure construction costs. Additional costs include the plot of land, the foundation slab, landscaping, and ancillary construction expenses.
Factors that influence the price:
The provider: Prefabricated house providers differ greatly – from standardized models to premium providers who build individually designed eco-houses according to customer wishes.
Construction preparation costs: These vary depending on the level of development of the property and the scope of the earthworks.
Roof shape: The classic gable roof is more cost-effective due to the modular construction system, while other roof shapes can be more expensive.
Basement or foundation slab : Prefabricated house providers often quote prices "from top of foundation slab" or "from top of basement." The standard price includes the foundation slab; a basement adds approximately €35,000 to €70,000.
Size and shape of the house: A rectangular house is easier and cheaper to build than an L-shape or more complex designs such as bungalows or two-story houses.
