It used to be classified ads in the local newspaper; now it's the major online portals that no one seems to be able to ignore when marketing a property – neither sellers nor real estate agents. The large portals have the most traffic, meaning you reach the most potential buyers there. However, in a time when demand is already very high, factors other than sheer volume may determine a successful sale.

Many private sellers, for example, make the mistake of skipping the first crucial step in the sales process. Instead of setting the asking price based on a careful valuation, they simply set a far too high price and list their property on an online portal. The result: While the listing does attract attention, the high price deters potential buyers. If someone does come for a viewing, they will try to significantly lower the price. Since you don't know the exact value of your property, you won't even know how far to lower the price or what result you should be satisfied with.

Using valuation calculators on real estate portals correctly

Most real estate portals now offer various features that suggest they could replace the services of a real estate agent. These include more or less sophisticated online valuation calculators. By entering some basic information about your property into the calculator, you receive an estimate in no time. However, the value determined in this way is not reliable, as it remains unclear to you as the user which comparative data the underlying algorithm uses for its calculation. This data can be relatively comprehensive and accurate – or not. For initial guidance, these calculators are certainly a useful tool. However, they are not a substitute for a professional appraisal.

Create a property listing on real estate portals

Another popular feature on real estate portals is the ability to create quite comprehensive online property listings. It's crucial to make the most of the opportunities these listings offer. Professional photos and thorough information are essential, but they also require significant time and effort. As with all aspects of real estate marketing, a qualified real estate agent is best suited to this task. As an experienced professional, they can accurately assess the target audience for your property and tailor the listing precisely to that audience.

Real estate agents use multiple marketing channels

Before listing your property for sale on one of the major portals, you should understand that this is just one of many steps that ultimately lead to a successful sale. Professional real estate agents also use these portals to market their properties, but they have a comprehensive overview of the entire marketing process and know what it takes to attract the right target audience. Furthermore, real estate agents always utilize multiple marketing channels.
