This includes location, living space, number of rooms, and the type and condition of the property. However, this initial valuation is only suitable as a rough guideline. The individual characteristics of your property are not taken into account in the online valuation.

The sources of calculation are not verifiable

One of the weaknesses of online property valuation portals is the sources of their calculations. These are opaque to you as a user and therefore difficult to understand. The value of your property is calculated by comparing it to other similar properties. Some valuation calculators use data on the asking prices of other properties for their analysis. However, these asking prices can be higher than the actual selling price. This is particularly inadequate for rural areas where there are few comparable properties. Furthermore, individual features of single-family homes, such as extensions and renovations, cannot be taken into account. A professional real estate agent has their finger on the pulse of the regional market and knows which method to use to determine the value of your property. During the inspection, they pay attention to all the special features that contribute to its unique value.

Publishing the exposé as an advantage

But real estate portals also offer advantages over traditional newspaper ads. A real estate portal allows you to publish a property listing. This is also used by professional real estate agents to sell properties. These listings can include numerous photos, extensive text, floor plans, and contact information. It's particularly advisable to entrust the creation of a professional listing to an experienced real estate agent. They will take the appropriate photos and enter all the necessary data. Most importantly, a professional real estate agent knows who the right target audience is and how to reach them effectively.
