Questions you should clarify before buying a property

Buying real estate isn't just about a lot of money. After all, most people only buy a property once in their lifetime. Therefore, this decision should be well thought out. Answering the following questions early on is particularly important.

What is your budget?

Before you start looking for a property, you should define your budget precisely. Consider not only the purchase price but also additional costs such as real estate agent fees, notary fees, property transfer tax, and any potential renovation costs. Solid financial planning, ideally with advice from a financial expert, is the first step towards a successful property purchase.

What is the location of the property?

Location is a crucial factor influencing the value and future development of a property. Consider whether the surroundings meet your needs. What are the transport links like? Are there schools, shops, and leisure facilities nearby? Also, research planned developments in the neighborhood or region to assess long-term changes and potential increases in value.

What condition is the property in?

A thorough inspection of the property's condition is essential. Have an expert accompany you to identify any potential defects or renovation needs. Inquire about the year of construction, any renovations carried out, and the condition of the roof, windows, heating, and electrical systems. An independent appraisal can be very helpful and protects against unforeseen costs.

What are the ongoing costs?

Determine the ongoing costs of the property, including operating expenses, insurance, maintenance reserves, and property taxes. Ask for the latest statements and check whether the costs are proportionate to your budget. The energy efficiency of the property also plays an important role, as it directly affects utility costs.

Are there any special legal or building code requirements?

Clarifying legal issues is essential. Are there any building encumbrances or easements that could restrict the use of the property? Is the property a listed building, which could affect future renovations? Have all relevant documents shown to you and review them carefully.
