Energy Performance Certificate – What you should know

 

Anyone intending to rent or sell a property must first obtain an energy performance certificate. This certificate allows prospective buyers to compare properties in terms of their energy costs. It's essentially a property's profile. We'll tell you everything you need to know about energy performance certificates.

Homeowners who already live in their completed house are exempt from the obligation to obtain an energy performance certificate. However, this is different if you intend to build a new property. In that case, obtaining an energy performance certificate is mandatory. Property sellers must also obtain one so that buyers receive legally binding information about a property's energy efficiency.

Energy efficiency classes ensure that the energy performance certificate remains understandable even for laypeople. Class A+ represents a very good, energy-efficient rating. The class with the highest energy consumption is class H. General information about the property is also recorded in the energy performance certificate. This includes, for example, the year of construction and the type of heating system, i.e., oil or gas.

There are two different types of energy performance certificates: the demand-based certificate and the consumption-based certificate. The consumption-based certificate provides information about a house's actual energy consumption. Here, the real consumption is measured. This is done using figures for heating and hot water consumption. The consumption values ​​depend on the individual behavior of the household members. Frequent hot showers and constantly running the heating in winter naturally result in a worse energy balance. Conversely, energy-saving behavior has a positive effect on the energy balance.

A different calculation method is used for creating an energy performance certificate based on calculated energy demand. No actual consumption data is used for this type of certificate. This applies to new construction projects. The future energy consumption of a property must be calculated while it is still under construction. Factors such as the insulation of the exterior walls, the heating system, the energy efficiency class of the windows, and the building's location and design are all taken into account in this calculation. The theoretical basis of the calculation always remains the same. However, the results are only approximate values, as the building's own behavior is not factored into the calculation.

However, you should be cautious when having an energy performance certificate drawn up. Especially with providers who lure you in with low prices, the quality is often inadequate. It is always better to seek advice from an expert. Experienced real estate agents can help you find a suitable professional to prepare the energy performance certificate. This could include authorized individuals such as architects, engineers, master craftsmen with appropriate additional training, or energy consultants.

Both types of energy performance certificates are generally valid for ten years. You should arrange for an energy performance certificate to be issued as early as possible when selling or renting out a property. It must be available no later than the first viewing appointment. Failure to provide the certificate or violating the legal regulations will result in a fine, which can be as high as €15,000.
