This includes, among other things, the type of certificate, the energy performance rating, the primary energy source, the year of construction, and the energy efficiency class for residential buildings. If this information is missing or the certificate is not provided in a timely manner, it can lead to unnecessary delays and, in the worst case, fines. Above all, however, a complete energy performance certificate builds trust because buyers can see early on what energy costs and modernization issues they might expect. It thus becomes not only a mandatory document but also a selling point.
Consumption or demand: Which type of energy performance certificate is right for your property?
There are basically two types of energy performance certificates. The consumption-based certificate is based on the actual energy consumption billed over the past years. It is usually cheaper and quicker to produce, but requires reliable consumption data. The demand-based certificate, on the other hand, considers the building's structural and technical quality. This includes evaluating insulation, windows, heating system, and building structure. It is more complex and therefore usually more expensive, but provides a more objective picture because it is less dependent on the heating habits of individual residents. Which certificate is permissible depends, among other things, on the building's age, size, and renovation status. The demand-based certificate is often required, especially for older single-family and two-family homes.
Issuance, duration and costs: How owners obtain the document
Energy performance certificates may only be issued by authorized professionals, such as qualified energy consultants, architects, engineers, or certain master craftsmen with relevant additional qualifications. Depending on the type of certificate, its preparation requires utility bills, building data, plans, heating system information, and possibly photos or an on-site visit. A consumption-based certificate often costs only a small amount, while a demand-based certificate, due to the more detailed assessment, can usually cost several hundred euros. The energy performance certificate is generally valid for ten years, unless major energy-related changes necessitate a new certificate.
