Increase the property value by adding a balcony
Landlords and property owners who want to sell or rent their house or apartment can increase its value by implementing improvements. This includes adding a balcony, which involves costs and effort. When is adding a balcony a worthwhile way to increase property value? And what should owners consider?
Balconies are especially popular in summer, offering a chance to relax and escape the stresses of everyday life. It's not just apartment owners and renters who appreciate their balconies; some homeowners even add balconies despite having a garden. This not only increases the living space of a property but also boosts its resale value. Landlords, of course, also benefit from the potential for higher rental income.
However, a balcony cannot be added without a building permit. Each German state has its own building code. Therefore, building regulations for balconies vary depending on where the owner resides. Furthermore, a decision must be made regarding the type of balcony to be built. Generally, the addition requires careful planning. A real estate agent can assess whether, from a value-enhancing perspective, a costly balcony addition is worthwhile for the property in a given case. In addition to connecting buyers with experts, the real estate agent can support owners ready to sell in all phases of the sales process.
This must be taken into account
Costs and time involved depend primarily on the balcony's construction. A self-supporting, cantilevered balcony requires less work than a cantilevered balcony, which always requires the involvement of a structural engineer. A balcony is a safety-relevant structure and is therefore installed by professionals and additionally inspected by a certified expert.
Even before construction begins, a structural engineer or architect should be consulted as a statics expert before submitting the application. They can provide owners with professional advice on the size, type of railing, optimal location, type of door, and many other necessary aspects that play a role before the extension. Owners can seek assistance from a real estate agent to find a qualified professional.
The construction method determines the costs
The cost of adding a balcony cannot be predicted in general terms. How the balcony is installed, the materials used, and the type of door and railing all affect the overall cost. There are three main types of balconies. It is certain that the self-supporting balcony is the cheapest, while the cantilevered balcony is the most expensive. The partially supported balcony falls in the middle range in terms of overall cost. The more building materials required to create the desired balcony, the more landlords and owners will have to spend.
