The property listing – why it's important now when selling real estate
Even though more prospective buyers are gradually venturing back into the market after the interest rate shock, property sellers still have to do more convincing than before the interest rate hike. The property listing is one of the most important marketing tools – provided it is informative and appealing.
A property listing should appeal to the right target group and attract attention. At the same time, it also serves to avoid viewings where potential buyers say, "That's not what I expected." After all, unnecessary viewings are frustrating. So, what requirements must a property listing meet?
Photos – appealing and realistic
Most prospective buyers look at the photos first. Real estate professionals know from experience that high-quality photos that give a good impression of the property, both inside and out, can increase its perceived value. Blurry, distorted, or too dark images are off-putting. That's why professional real estate agents are either familiar with the tricks of real estate photography themselves or they rely on a professional photographer.
Text – meaningful and targeted
The text determines whether you reach your target audience. An age-appropriate apartment with good medical care naturally appeals to a different target group than a detached house with a large garden on the edge of the woods. The text should capture attention without exaggeration and shouldn't simply list facts. Make it clear from the outset which needs of the target group your property fulfills.
The text should answer all questions that potential buyers might have. Therefore, it is important to include all essential data and details such as year of construction, condition, energy consumption, floor plans, number of rooms and floors, living and usable area, plot size, asking price, and any special features that distinguish your property from others.
Defects should not be concealed. If a prospective buyer discovers previously unmentioned defects during the viewing, this can undermine their trust. They will often then look more closely. If they notice further defects, even minor ones could lead them to demand a lower price.
Design – aesthetic and with a common theme
The proposal should meet modern aesthetic standards. A consistent theme throughout the layout is essential, for example through recurring design elements that provide visual variety to the photos and text.
Documents – informative and complete
Complete documentation, such as floor plans and especially the energy performance certificate, is also essential. If important documents for the property listing or sale are missing, a professional real estate agent can obtain them. Generally, it is advisable to have a professional real estate agent prepare the property listing. Thanks to their extensive experience, they know the crucial criteria for a compelling presentation of your property.
