If you want to sell a used property, you should be aware that potential buyers examine its features very closely. They ask themselves whether it suits their needs because it has a modern layout, or whether they will have to plan for major and costly renovations after purchasing the property and before moving in, which would further increase their expenses.
For example, while bathrooms in the 1970s and 80s were often quite small, today's residents appreciate more spacious layouts, two sinks, and a larger walk-in shower or bathtub. The same applies to kitchens, which used to be rather small and separate, but now feature open-plan layouts that combine cooking, dining, and living areas. Such structural and floor plan modifications are expensive. However, if you, as the owner, have regularly carried out modernizations in the past, the property will be more up-to-date and can be marketed at a higher price.
The availability of outdoor spaces such as a balcony, loggia, terrace, or garden is also very important. Besides their size, their orientation can increase or decrease their value: a balcony facing a courtyard or green space is more usable than one located on a busy street. A west-facing balcony with evening sun will be used more often than one facing north.
Furthermore, the condition and quality of the building and its technical equipment are important. Are the windows double or even triple glazed? Have the facade and roof been insulated in recent years? Are the basement rooms dry and can they potentially be converted into additional living space? Will the new owner have to expect to replace the roof soon because it is already over 30 years old, and how modern is the heating system?
The older a property is, the more important it becomes to consider how much has been invested in modern technology and amenities. If this hasn't been done, it reduces the property's value.
However, if a young home is sold, for example one that is only five years old, the technology and equipment will be state-of-the-art and will probably require hardly any additional costs for conversions and renovations from the new owner.
