I'm looking to trade a house with a large garden for an apartment with a balcony

For many older people, their own house has become too large. Young families, on the other hand, are looking for a house with plenty of space. Given the current tight housing market, it's difficult to find a suitable house. Property swaps help bring the right sellers together.

Living in their own homes is becoming increasingly difficult for older people. Their children moved out years ago, leaving plenty of unused space. Rooms are rarely entered except for cleaning. Climbing stairs is also becoming more challenging, and garden maintenance more strenuous. They would prefer to find an age-appropriate apartment in a central location with easy access to shops and doctors. Selling their house is currently not difficult, but finding a suitable apartment is.

Conversely, young families expecting or already having children are desperately searching for their own home. They need more rooms and ideally a garden for the children to play in. They, too, don't need to worry about finding a buyer for their current apartment. However, finding the right house is currently difficult and stressful for young families as well. Therefore, both older people and young families are currently hesitant to enter the real estate market. A property exchange, however, is a good way to avoid the effort and stress of searching for a new home.

Property swaps can be quick, easy, and save money. Those wishing to offer their home for swapping don't advertise it directly; instead, they contact a real estate agent. While not many agents currently offer property swaps, more and more are discovering this sales option.

Once you've found a suitable real estate agent, they will take your offer and present you with other properties to choose from. If a suitable property is among them and the other agent approves your property, the exchange can take place. The major advantage is less competition, which increases your chances of finding the right property quickly.

If an exchange takes place, a standard purchase agreement is drawn up for each party – because an exchange is also a sale. Each party is essentially buying the other's property. This means, of course, that the person buying the more expensive property pays the difference. The prices are based on an appraisal by an independent third party, such as a real estate agent. The subsequent process is the same as a typical property sale. You will need the necessary documents, and everything will be finalized at the notary appointment.
